HOUSE LOCATION:     Flamingo Point USVI is located on the Southwestern-most tip of Water Island at the end of Lookout Point Road. It's less than a 1/8 mile to Honeymoon Beach. Ft. Segarro is on the hilltop above the house.        

 

The house is situated on a point, surrounded on 2 sides by the Caribbean Sea.  To the south, you'll have a view of Buck Island and St. Croix.  To the west you'll enjoy sunset views all year round and also views of Saba, Sail Rock, Vieques, Culebra, Savannah, Flat Rock Cay, Porpoise Rocks  and Puerto Rico. To the north, St. Thomas.  From the deck you can see the entire west end of St. Thomas and airport, the university of the US Virgin Islands, the WAPA (water and power authority) plant, and the top of cruise ships that are docked in Crown Bay at Babe Monsanto cruise ship terminal. This deep water ship dock was built to accommodate the new "oasis" class mega cruise ships that you'll see entering and exiting the port through  West Gregerie Channel which runs less than 1 mile directly in front of the house. From the porch you will have a constant parade of all sorts of vessels including sail boats, cruise ships, barges, yachts, small fishing boats, and commercial fishing boats. On the south east corner of the property is the remains of one of the lookout posts  that was built by the US army during the construction of Ft. Segarro in 1944.  At night everything changes! The lights over St. Thomas at night are spectacular. You can see a string of landing lights from airplanes coming in on approach from the west to the airport.  When landing or taking off you can see the house from the end of the runway on the right side of the airplane. The sky comes alive with stars, planets, falling stars, the moon, passing satellites and the lights of passing ships. Solar lighting along the edge of the property makes interesting nighttime views as well.

THE HOUSE: Your accommodations are located on the upper level or main home which has a "split" floor plan with two bedrooms and one bath located on the south side of the house and two bedrooms/one bath located on the North side - the Great Room (kitchen, dining and living room) with a large vaulted ceiling in-between. You can access the entire property from either level – steps leading to the lower level porch are on the north side of the house.  There are no stairs or steps to cross the short distance from the expansive parking area to the front door. This makes carrying luggage and groceries a breeze. The property has a large grassy area to the south of the house and a large off road parking/turn-around area to the east. You will have access to the main level of the home encompassing about 1200 sq ft.  The lower level of the home is used for storage, expansion space and the laundry room. Flamingo Point offers:

 

 

All water on Water Island comes from Mother Nature filling private rain water collection systems which is stored in cisterns. All the water in the house, the outside showers and front hose bib is sanitized through a large UV filtration system.

 

 

THE BEDROOMS:       The home has 4 private bedrooms each with a King size bed and large windows with water and island views. In addition to large windows, three of the four bedrooms have direct access to the wide, covered wrap-around porch via an 8 foot wide sliding glass door.  Guests sleep comfortably on 400 thread count linens.  All bedrooms have 6 drawer dressers, plenty of closet space with hangars.  A unique differentiator from other Water Island homes that "sleep 8" - Flamingo Point truly sleeps 8 persons comfortably offering private bedrooms where guests can close the doors that separate the bedroom from the active main areas of the home.  For ultimate privacy, each cluster of bedrooms and bathrooms can further extend privacy by closing the door that separates them from the great room.  No sleeping in a hallway, on a futon, sleeper sofa, trundle bed, or air mattress.  Everyone gets to sleep in a spacious king size bed!   Each couple will have their own private space to retreat for quiet relaxation, sleeping, or a serious power nap. The 60" blade ceiling fans in every bedroom are super quiet and push air throughout the room.

THE LIVING ROOM: There is very comfortable seating for at least 8 persons - 2 couches and a love seat, end tables, 2 large coffee tables, and ottoman which provide all the comforts of home.  The large high definition TV in the corner of the living room area can be viewed from any angle or position in the great room.  There is a desk in the northwest corner as well as an 8 foot sliding glass door leading directly out to the wide, covered wrap-around porch.  Lots of board games in the cabinet in the great room (dominos, monopoly, Texas Hold 'em poker game set, Jinga, etc.). Additionally, the portable music player/stereo system is stationed on a cabinet in the living room area.  Cross ventilation is enhanced by 2 ceiling fans - each with their own separate control - over the living room area.

 

 

THE DINNING ROOM:   Conveniently located in the Great room between the kitchen and living areas, the dining room offers comfortable seating for 8 around a beautiful, large teak dining table.   A ceiling fan as well as dimmable lighting provides that ambiance you want to create for those special meals with friends and family.

 

 

THE KITCHEN:  The kitchen area is large and modern.   In addition to the chest freezer, we have a large 28 cubic foot 4 door refrigerator/freezer.  Tall spacious cabinets and expansive working space on Silestone countertops.  From bright task lighting to more subtle evening lighting as well as 60" blade ceiling fan, you will feel at ease in this kitchen.  Whatever your cooking expertise, you should find everything you need to chop, bake, fry, grill, broil or sauté.  In the louvered door pantry you will find small electric appliances as well as coolers that you can take to the beach and lots of space to store your groceries and other provisions.  We enjoy cooking so guests will find the kitchen well stocked including:

 

 

  • cooking utensils, pizza stone, casserole baking dishes, etc...everything you have at home and then some!
  • 3-in-1 timers.
  • above the stove is a full sized microwave.
  • Also, coffee bean grinder and coffee filters
  • food processor, mix master, griddle, Vitamix Blender, bread machine.

 

 

Bathrooms :     There are 2 bathrooms. The bathroom on the south side of the house has a bathtub/shower. The north side house bathroom has a walk-in shower.

THE DECKS:     The front of the house (east side) opens onto a large uncovered deck about 20x20 (400sf). The back of the house (west side) opens onto a large (884 sf) covered wraparound porch. The west deck is about 10'X56'. The south deck is 8'X27'. the north deck is 4'X27'. There are decks under the top level that are equal to the top covered deck (the lower level is used for storage and laundry). The total covered deck area for both levels is about 1,760 sf. The total deck area is over 2,100 square feet!      

THE LOWER LEVEL: You and your crew will have access to the middle unit downstairs which contains beach rafts and noodles, hard-sided coolers and other miscellaneous items you might find useful during your stay.  In this unit downstairs also is washer and dryer which we try to keep some laundry detergent and fabric softener available on the shelf above.  We do ask that you conserve water usage and electrical consumption (limited and/or expensive resources) as much as possible by doing only full loads.  We also have available for you in the back half of this middle unit (called the "Man Cave") a billiard/pool table.

A portable music player that supports MP3, Ipod, Iphone, and CDs will keep your toes tapping inside or outside.   

The rate includes one set-up of bed and bath linens and amenities (toilet paper, paper towel, kitchen sponge, dishwasher detergent, dish soap, hand soap).  If you run out of any of the amenity items, just pick some up the next time you're in St. Thomas. 

TRANSPORTATION ON WATER ISLAND:    We do also make available if a guest choose the 'Flamingo Warrior' which is a 4x4, Nissan crew cab truck with a safari (covered bench seats) in the back. The vehicle is large enough to transport 8 people and their beach stuff safely to the beach in one trip (instead of  2 trips in a golf cart). The vehicle is available to registered guests who are licensed and insured drivers 26 years of age or older and hold current license and insurance. There's no additional charge for the Vehicle which will serve as transportation on Water Island only. There is a charge for any gas consumed. Our property manager, a full time resident on Water Island, tops off the tank prior to arrival and once the guests depart, tops off the tank again. In this way we determine how much gas was consumed during the stay and we pass on those costs to the guest. On average, guests staying for a week use 6 to 8 gallons of gas. Our Property Manager’s costs for gas and labor is about $6/gallon. So, average cost of gas for a one week stay has been about $36 to $48.

$2,300/week.  Minimum weekly stay. Special holiday rate - $2,500/week Christmas & New Year.  We will not rent to vacationing students or singles under 26 years of age unless accompanied by an adult guardian or parent.
